Three questions, one housing decision

Commute

Driving and transit times change by route, destination, and office day. Consider first-mile and last-mile travel, traffic, parking, and frequency.

Schools

Review programs, assignment boundaries, enrollment eligibility, and family needs. Neighborhood names and school ratings can't guarantee a placement.

Home value

Compare recent closed sales, lot size, floor plan, condition, HOA dues, property taxes, and maintenance, not only asking prices.

Explore the communities

Tri-Valley: Danville, San Ramon, Pleasanton, Dublin, and Livermore. Greater East Bay options: Walnut Creek and Fremont, with Alamo as an additional nearby community.

WORK IN SAN FRANCISCO OR SILICON VALLEY?

Questions to answer before choosing where to live

Begin with your real workweek, then compare homes and ownership costs. These starting points help you ask better questions before narrowing a location.

Where should I start if I work in San Francisco?

Start with the exact office address and your office days. Compare Walnut Creek, Dublin, and Pleasanton for station access, then test the full trip from a specific home. Danville, San Ramon, Alamo, Livermore, and Fremont may also fit your priorities, but a city name alone cannot establish a workable commute.

Should I compare Fremont, Pleasanton, and Livermore for a Silicon Valley job?

Yes, as different routes to investigate. Check Fremont against your actual South Bay office. For Pleasanton and Livermore, investigate ACE rail as well as driving. ACE serves Livermore, Pleasanton, Fremont, Santa Clara, and San Jose. Check current timetables, return trips, and the final connection to your office before choosing a neighborhood.

What if our household works in both San Francisco and the South Bay?

Compare each person’s complete week rather than choosing a city from a midpoint on a map. List office addresses, required arrival times, travel modes, and office days. Test both morning and return journeys. A workable compromise depends on both schedules, housing needs, and the burden each person can sustain.

How should a hybrid schedule affect my home search?

Test your current schedule and a more frequent office scenario. Compare the weekly time and cost of each route, including station access, parking, transfers, and the last leg to work. Keep the home’s layout, outdoor space, and ownership costs in the same comparison so a less frequent commute does not hide another important trade-off.

Does a lower asking price mean I get better value?

An asking price is a starting point. Compare verified closed sales for similar homes, condition, usable layout, lot, HOA dues, insurance, maintenance, and the full cost of ownership. The dated market reports describe active asking-market conditions. They do not establish the value of a particular home or substitute for closed-sale evidence.

What should I verify before choosing a home for school needs?

Check the exact property address with the relevant district, then confirm enrollment eligibility and the programs your household needs. City names, neighborhood labels, and online ratings cannot guarantee assignment or placement. Keep school verification alongside commute testing and property due diligence, rather than using a citywide school ranking as the decision.

Check the route with the operator

Use the BART trip planner and station information for a specific journey. For South Bay connections, review VTA’s Milpitas and Berryessa connections and the regional ACE service overview, then confirm current service directly with the operator.

Milpitas connects BART with VTA light rail; Berryessa has connecting bus services. A station-to-station trip is only part of your home-to-office journey. No commute time or service availability is guaranteed here.
